A consumer unit that trips whenever the kettle and microwave run together is more than an everyday annoyance. It can be one of the clearest signs your house needs rewiring – particularly in older properties where the electrical system was never designed for modern appliances, home working, EV charging or a future solar battery.

Rewiring is a significant home improvement, so it is sensible to ask questions before committing to major work. Not every fault means the entire property needs new cables. However, recurring electrical problems, ageing components and a lack of circuit capacity should always be assessed by a qualified electrician. The right answer depends on the age and condition of the installation, previous alterations and how you use electricity in the home.

1. Your fuse box or consumer unit is outdated

An old-style fuse box with rewireable fuses is a strong indication that your electrical installation needs professional attention. These units may still function, but they do not offer the same level of protection as a modern consumer unit with circuit breakers and residual current device (RCD) protection.

A modern consumer unit is not, by itself, proof that a property has been rewired. It is possible for a newer board to be connected to older cables and accessories. However, if you have a dated fuse box alongside other warning signs, an inspection is the sensible next step.

Upgrading the consumer unit can be worthwhile where the existing circuits test well and are suitable for continued use. If the wiring is deteriorated, poorly installed or unable to support the property’s needs, a partial or full rewire may be safer and better value over the long term.

2. Circuits trip regularly or fuses keep blowing

Circuit breakers are designed to trip when they detect an overload, fault or earth leakage. An occasional trip can happen, particularly if too many high-demand appliances are plugged into one circuit. Repeated tripping is different. It should not be ignored or solved by continually resetting the switch.

If a circuit trips when you use a particular appliance, the appliance may be faulty. If it trips across several rooms, after rain affects outdoor electrics, or without an obvious cause, the issue may lie within the fixed wiring. A qualified electrician can test the circuit properly and identify whether the problem is a local repair, an overloaded circuit or a wider installation concern.

3. Lights flicker, dim or behave unpredictably

A light that flickers because of a loose bulb is usually a simple fix. Lights that dim when another appliance starts, flicker in several rooms or switch off intermittently are more concerning. They can point to loose connections, voltage issues, overloaded circuits or ageing wiring.

Pay particular attention if lights flicker alongside a buzzing sound, a warm switch plate or a burning smell. Turn off the affected circuit where it is safe to do so and arrange an urgent inspection. Electrical faults can worsen behind walls and ceilings, where they are not immediately visible.

Loose connections need prompt attention

Connections can loosen over time through wear, previous poor-quality work or movement within the property. They may create heat at terminals and accessories, increasing the risk of damage. This is why a visual check alone is not enough: electrical testing is needed to establish the condition of the circuit.

4. Sockets, switches or cables show signs of heat damage

Discolouration around sockets or switches, scorch marks, cracked faceplates and melted plastic are never normal. Neither are sockets that feel hot, make crackling noises or produce a noticeable burning smell. These signs can indicate a loose connection, overloaded outlet or internal fault.

Do not continue using an affected accessory while waiting for advice. Avoid attempting a DIY repair, and do not rely on an extension lead as a permanent workaround. A competent electrician can isolate the issue, repair the fault and check whether it has affected other parts of the circuit.

5. You rely heavily on extension leads and adaptors

Older homes often have too few sockets for how people live now. A television, broadband router, charging cables, lamps, kitchen appliances and home-office equipment can quickly overwhelm a room designed decades ago.

An extension lead used occasionally and within its rating can be practical. A web of multiway adaptors running permanently behind furniture is a different matter. It increases the chance of overloading, damaged cables and inaccessible faults. It also suggests the electrical layout no longer meets the household’s needs.

A rewire is an opportunity to add sockets where they are genuinely useful, separate high-load appliances onto appropriate circuits and plan power for loft conversions, garden rooms or kitchen renovations. Good design reduces clutter as well as improving safety.

6. The property has very old wiring or accessories

The age of a home does not automatically determine the age of its wiring. Many Victorian terraces, 1930s semis and post-war properties have been fully or partly rewired over the years. The key question is when the electrical installation was last properly upgraded and tested.

Some older cable types, including rubber, fabric or lead-sheathed wiring, are likely to have reached the end of their safe service life. Signs may include brittle insulation, old round pin sockets, dated switches and wiring colours that pre-date modern standards. Old red and black cable colours do not necessarily mean the wiring is unsafe, but they do indicate an older installation that merits assessment.

If you have just bought an older house and cannot confirm its electrical history, an Electrical Installation Condition Report (EICR) provides a clear, evidence-based picture. It identifies defects, observations and any work required to bring the installation up to a safe standard.

7. You are planning major electrical upgrades

A renovation is often the most cost-effective time to rewire. Once walls are opened, floors are lifted and rooms are being redecorated, installing new cables creates far less disruption than returning to the work later.

This is especially relevant if you are adding an electric shower, induction hob, extension, loft conversion, air conditioning or garden office. The same applies when planning solar PV, battery storage or an EV charger. These technologies need suitably designed circuits, protective devices and capacity at the consumer unit. They should never simply be added onto an already strained installation.

A survey-led plan allows the electrical system to support the property you are creating, rather than the one it used to be. It can also allow for practical upgrades such as outdoor power, smart lighting, security systems and data cabling while access is available.

8. You have received unsatisfactory electrical test results

An EICR is one of the most useful ways to establish whether rewiring is necessary. It involves inspection and testing of the fixed installation, rather than a quick look at visible sockets. The report records observations using codes that help prioritise action.

A report may recommend remedial work without calling for a full rewire. For example, a faulty accessory, missing RCD protection or an isolated circuit issue may be resolved through targeted upgrades. Where testing reveals widespread deterioration, poor insulation resistance, inadequate earthing or multiple ageing circuits, rewiring can be the safer route.

Landlords have specific duties to ensure electrical installations are inspected and tested at required intervals. For homeowners, an EICR is still valuable before a purchase, after major alterations or when there are doubts about an installation’s condition.

9. Previous alterations look inconsistent or poorly finished

Different socket styles are common in homes that have been updated over time. More concerning are exposed cables, loose accessories, junction boxes hidden under floors without suitable access, or circuits that appear to have been extended repeatedly.

Electrical work should be neat, tested and appropriately certified. If you are unsure who carried out previous work, do not assume it meets current requirements. An inspection can establish what is safe to retain and what needs correcting.

What does a house rewire involve?

A full rewire typically replaces old cabling, accessories and the consumer unit where required. It may include new circuits for kitchens, bathrooms, smoke alarms, outdoor supplies and high-demand equipment. The work is normally completed in two stages: first fix, when cables and back boxes are installed, followed by second fix, when sockets, switches and fittings are connected after plastering and decorating.

There is disruption involved. Floors may need lifting and walls may need chasing, so a rewire is best coordinated with refurbishment work where possible.
